We are a small family business with over 35 years of experience in the
building trade. We are a registered NHBC builder Registration No.
86514.
Mostly we could be described as "Speculative Builders." We buy small
infill plots of land and build house for sale. The largest development
to date is a block six houses (Three pairs of semis,) in Buckingham
Town on the Morton Road. Mostly however we concentrate on one off
builds
which could be anything from a standard 3 bed detached to a plush
executive home or a Barn Conversion. In between house builds we often
squeeze in an extention for a private customer. Our hope is that in the
future a larger percentage of our work will come from private work and
hence this web site which we hope will be a venue to showcase our
company and our portfolio of work.
With all the television programes dedicated to property development,
Grand Designs, Property Ladder, Escape to the Country etc. People can
be forgiven for thinking it is a get rich quick, money making,
Guarantee! In reality, property development is a complicated, often
frustrating, time consuming minefield for the unwary and
inexperienced. If you are concidering a building project and are
looking for a "turnkey" builder make sure you get an experienced
company to minimise the undoubted times of trial that will most
certainly come during the messy building "bit."
There are many great builders out there. But the big companies are not
normally interested in one off private builds. And most of the smaller
companies will concentrate on their strengths, perhaps bricklaying,
roofing or plastering. And will sub-contract out the work they can not
do to others, say, carpentry, plumbing or electrics. This is quite
normal and nothing to cause concern. The problem is that if work is
sub-contracted, it will almost certainly add to the final cost and
perhaps more importantly greatly increase the build time.
On small sites, trades will often want to work without being hindered
by other trades, the classic dilemma of the Sparkie and the Plumber
fighting over who is going to run the pipe/cable where before the other
can get a chance! These trades are not just sitting idly waiting for
the call to come in and "do" their thing. They are busy working on
other sites, so when you need them to come and do their bit, you can
find yourself waiting for weeks! This in turn becomes a knock on for
the other trades and the end result is an over run of months on the job!
Barnes Build works on a different basis. Although we are a small family
company, we have all the trades(bar one,) in house. Groundworks,
Brickwork, Carpentry, Roofing, Plumbing, Electrics, Plastering,
Decorating and Landscaping. All trades move seamlessly together saving
time and money. The one exception is Gas, we are not Corgi registered
and therefore this has to be sub-contracted out!
